Planning Commission Meeting – December 9, 2014, 7:00 pm at Palumbo Rec

The City Planning Commission will give a presentation on some proposed zoning changes in Bella Vista, and receive public comments on December 9, 2014 at 7:00 pm** at Palumbo Rec Center (10th and Fitzwater). This is a very important conversation for our community to have. Because our area has been growing a lot in recent years, this is an opportunity to have a conversation about our vision for how this neighborhood should grow over the next 10, 20, or 30 years.

The Planning Commission has proposed only minor changes to about 12 properties in our area, most of which would reduce the scale of what can be built “by-right.” (translation: can be built simply by pulling a building permit, without triggering a political approval process.)

Some parcels would be down-zoned from RM-1 (which allows multi-family or single-family residential) to RSA-5 (which only allows single-family residential). Interestingly, the triangle of land at Christian, E. Passyunk, and 6th would be down-zoned from CMX-1 (which would allow, but not require, a ground-floor storefront with housing above) to RSA-5, which would not allow a storefront.

This is your opportunity to weigh in on the Planning Commission’s vision or propose a different vision, and have a conversation with your neighbors about the future of development in the greatest neighborhood in Philadelphia.
